1. Involve the landlord in the process

You should also try to negotiate a tenant improvement allowance with the landlord to considerably help towards the cost of the project. Ask your Tenant Rep Broker to include this as part of their lease negotiations.

Bear in mind that whatever changes you make the property, you'll have to return the property back to its original state. This is what's known as retrofit. Whilst you may not be thinking that far ahead, it's important to consider how much a retrofit is likely to cost if you are planning any drastic changes to the build-out.
