4 Steps to Calculating Office Space
Having a clear understanding of your office space requirements is one of the most important factors when looking for office space for your business. By accurately calculating how much office space you are going to need you will be able to brief your Tenant Rep Broker more clearly on your office space requirements, save time looking at unsuitable sized offices, and it will also help you get a better understanding of the what configuration best suits your business (open plan, cellular, duplex etc)
Here's our 4 easy steps to calculate how much office space you are going to need:
Step 1: Assess
Do an up-to-date and accurate assessment of number of employees that are moving, as well how many conference rooms you have (do you need more/less?) and what support facilities do you need (reception, kitchenette, comms room etc).
Step 2: Download
Download the FREE Office Space Calculator and fill out your requirements (as per above). Review and discuss the results with your Tenant Rep Broker.
Step 3: Consider Growth
You will need to consider any business expansion and additional employees throughout the course of your tenancy. Best practice suggests you should add an additional 10% onto the final figure. This will allow you to choose an office space that gives you the flexibility for future growth..
Step 4: Workplace Appraisal
Size is not only the important factor when looking for office space. They are other important considerations such as layout, facilities, style of office/building, IT requirements etc. To help you get a full understanding of all this requirements ask an Office Design Company to carry out a Workplace Appraisal. A detailed assessment of your working practices, communication needs and office traffic flow will help you to design the right space plan for your newly found office.
