Guide to Viewing Office Property
It's easy to be swayed by cheap office properties and forget to be practical about your space and business operation requirements. To help you choose the right office property for your business, there are certain important questions you need to ask when viewing a property:
- Office Space Checklist - Exterior
Does the office building appear to be in good condition? What does the building say about you, as a company, a brand? What is the area like and are there good nearby transport facilities and good amenities? Who are the neighbours; Competitors? Clients? Partners?
- Office Space Checklist - Interior
Does the layout and configuration of the space lend itself to your working practices and company culture (i.e. open plan / cellular offices) Do repairs need to be carried out by the Landlord before you take occupation?
What are the common areas of the property like? Who is responsible for maintaining and repairing these? Is there building security? If so, is it a 24 hrs manned reception? What IT Infrastructure is already in place? Is the size of the property right for your business now with enough room for company growth?
- Financial & Office Lease Considerations
What other costs do you need to consider in addition to the rent? Who is the Landlord? Does he own other properties? What's his reputation?
Is the Landlord flexible about tenant incentives to be included within the office lease? What is the length of the office lease and does it suit your business and financial objectives?
