How to Measure an Office Space
Working out how much office space you are going to need in your next office is an important step in being able to find the right size office for your business. You can calculate your basic office space requirements by using this simple Office Space Calculator. It will provide you with an approximate amount of square feet - based on headcount, number of conferences rooms, private offices and other facilities that your business requires.
It's good to have a clear understanding of how commercial buildings are measured to be an informed tenant and it will help you throughout your search for new office space.
Rental Square Feet versus Useable Square Feet
Office Space is usually measured on a rent per square foot basis, and you may come across terms such as "rentable square feet" during your search for office space. Rentable Square Feet is the term that combines useable square feet (what is used exclusively by the tenant) plus a portion of the common area. The amount of square feet for common area spaces is divided among all tenants on a prorated basis. Each tenant pays a portion of the landlord's expenses for these common areas, which may areas such as main lobby, bathrooms and kitchenette.
Checking Office Space Measurements
Before agreeing to take the space, ask for a breakdown from the Landlord of rental square feet and useable square feet and ask your Office Space Planner to check the measurements.
For further clarification on how office space is measured, speak to a Tenant Rep Broker, they can provide you with a market analysis of what rents have recently been achieved in the areas you are looking so you know roughly how much rent per square foot you are likely to be paying.
