If you are in the process of finding new office space for your business, the first thing you need to do is figure out is your space requirements. Having a clear idea of what you are looking for will help to save time touring round unsuitable properties, and also help your Tenant Rep Broker understand your business goals better.
The extent of your requirements will greatly depend on the nature of your business and your budget. Ask your Tenant Rep Broker to help you define your functional requirements so that both of you have a clear picture of the type of office space that would suit your business best.
Ask yourself:
- What style of building would suit you best?
The design, prestige and location of the building are very important. You may want to consider the effect the building and location will have on your company's image. Being in a high-end neighborhood may have an impact on the staff you recruit and the perceptions of your company brand and/or financial position.
If your business is in the creative industry, you may be more suited to an ultra-modern building with quirky features. Or perhaps a quieter, out-of-town location would suit you better financially and away from the hub of the city.
Weigh up your options and ask your tenant rep to view two contrasting properties initially to give you a flavor of what suits you best.
- What office plan works best for your business?
The nature of your company's work, the way staff interact and communicate with each other will help you decide whether an open plan or separate offices - or something in between will work best for you. An open plan office can provide more value in terms of cost per square foot, and also gives you the flexibility to reconfigure the open plan space to your personal requirements.
- What level of security do we need?
Do you require 24/7 security guards, or a manned reception during working hours?
- What amenities are important to you?
What amenities would your business and staff benefit from close by? What commuter lines would it be helpful for you to be near? Make a list of what's important to your clients and staff, including restaurants, cafes, eateries, gyms or shops. Having access to a good selection of amenities close by can make working for your company an attractive prospect to staff.
